What is Awaab’s Law?
On October 27th 2025 a new law, known as Awaab’s Law, came into effect, giving tenants stronger legal protection against unsafe living conditions caused by damp, mould, or condensation.
Under this law, social landlords are required to quickly address tenants’ worries about damp or other potential health hazards within the property – with the goal of providing residents with safe, warm, and healthy homes to live in.
Here’s what Awaab’s Law means for tenants:
- Emergency hazards such as severe mould, damp, or property disrepair must be investigated and fixed within 24 hours.
- Significant issues must be:
- Surveyed within 10 working days
- Reported on within 3 days of survey
- Rectified within 5 working days of confirmation
